North Vancouver is the one city on the North Shore where we genuinely expect plaster and lath. Homes through Pemberton Heights, Upper Lonsdale, and parts of Lynn Valley were built well before drywall became standard, and plaster behaves nothing like it. Drill it fast with a standard bit and the finish coat cracks away in chunks around the hole. We use a slower speed with the correct masonry tooling and, where needed, tape the surface before the bit touches it.
Down in Lower Lonsdale it flips completely. The new towers along the waterfront are poured concrete with strata rules to match, so those jobs need masonry anchors, dust control, and usually an insurance certificate on file with the building. Edgemont and Deep Cove sit in between with conventional wood framing, which is where we can run cables fully inside the wall for a clean, floating look.
